Local Housing Market Trends for Plano

Is now a good time to buy in Plano?  Is now a good time to sell in Plano?

Let’s take those questions and use some local data from the NTREIS MLS system to answer them.  When analyzing data to get a good picture of the market, there are many factors to consider.  Today, let’s use two components to get a general idea of Plano’s housing market and whether it’s generally a good time to make a decision to buy or sell.

Component 1 –  Median Number of Days on Market

Median days on the Plano housing market for August 2017 is 15.  Taking a look at our year overall (from January to August 2017) we’re seeing a rise of the numbers of days on market from April and May at 8 DOM to August at 15 DOM.

Looking at calendar year to year for May of 2016 to May of 2017, we see the exact number of days on market (8) for both years.  We also see the slight increase in days on market when we compare August of 2016 (11 DOM) to August of 2017 (15 DOM).

Things here look pretty steady, so let’s look at another factor to shed more light on how the health of the Plano housing market.

Component 2 – Homes for Sale

Looking at this graph, the market looks saturated with homes, but don’t let the number of 1,361 homes on the market deceive you.

Take this number and compare it to the number of days on the market per period and this begins to shed light on what the market looks like today.  This graph shows that in January of 2016 there were around 600 homes on the market and, looking at the Median Days on Market graph, we can see that those homes took a median time of 22 days to sell.  Compare that to January of 2017 where there only about 675 homes on the market, yet they still took a median average of 22 days to sell!

Now look at August 2016 against August 2017 where the median time on market is 15 days BUT with an inventory of over 1360 homes for sale.

Taking these two graphs into account for the housing market of Plano, we can see that it’s a pretty healthy market.

Should you buy or sell now?  Taking this data into consideration, you certainly shouldn’t be afraid to pull the trigger to buy or sell in today’s market.  There are quite a few variables (your ability to buy, your home’s value, etc.) to take into consideration and you should absolutely find a Realtor you trust to find the right answer for you.

Demi Lovato to Appear at Fabletics Legacy West Store

This weekend, grab your daughters and their friends and head to Fabletics where Demi Lovato is scheduled to appear and sign autographs (with purchase of $50 or more at the store).   She is scheduled to appear this Saturday,  September 9th from 1-3 pm.

Lovato has some deep roots in Texas.  She was born in Dallas, Texas to Patrick Lovato and Dianna (Née Hart). She is of Hispanic, Irish and Italian descent. She has two sisters: Dallas Lovato, who is also an actress and singer and is five years older than Demi; and Madison DeLaGarza her half-sister, who is ten years younger than Demi. Her mother, Dianna Hart, was a Dallas Cowboys Cheerleader and country recording artist; her father, Patrick, moved to New Mexico after their marriage ended in 1994. He suffered some health problems and rarely sees Demi. But, the father and daughter saw each other for the first time in four years with a surprise visit in February 2008 by Demi.

Career

Demi Lovato started acting at the age of six, when she landed her first series regular role as Angela on Barney & Friends, there she met her best friend, Selena Gomez. As time went on Lovato pursued her singing and instrumental career, and she guest starred on Prison Break, Split Ends (pilot) and Just Jordan. In January 2007 she landed a series regular role as Charlotte Adams on the Disney Channel original short series As the Bell Rings, which premiered on August 26, 2007 during Disney’s Back-to-School special night. She will soon be starring in a new Disney Channeloriginal series called Welcome to Holliwood that begins production in September 2008. Lovato also stars in the Disney Channel Original Movie Camp Rock as Mitchie Torres, which premiered on June 20, 2008. She is a singer and songwriter as well as a musician, playing guitar and piano since the age of eleven.

Lovato had opened for the Jonas Brothers on their summer 2008 Burning Up Tour. She also attended the Disney Channel Games 2008 in spring.

Her good friends, the Jonas Brothers, have also written songs along with Lovato for her debut album, according to USA Today. Lovato covered the Academy Award nominated song “That’s How You Know” from Enchanted on DisneyMania 6. Lovato was also voted #2 Hottest Stars in BOP Magazine in September 2008.

Did You Celebrate Labor Day? Here’s What it Really Means

Like many millions of Americans, you may have spent yesterday celebrating Labor Day with a well-deserved day off of work.   There may have been a three-day weekend for you to enjoy, as well you should.  Did you know, however, that there’s a pretty important meaning behind the day, however, that not many folks really know about.

Labor Day: What it Means

Labor Day, the first Monday in September, is a creation of the labor movement and is dedicated to the social and economic achievements of American workers. It constitutes a yearly national tribute to the contributions workers have made to the strength, prosperity, and well-being of our country.

Labor Day Legislation

Through the years the nation gave increasing emphasis to Labor Day. The first governmental recognition came through municipal ordinances passed during 1885 and 1886. From these, a movement developed to secure state legislation. The first state bill was introduced into the New York legislature, but the first to become law was passed by Oregon on February 21, 1887. During the year four more states — Colorado, Massachusetts, New Jersey, and New York — created the Labor Day holiday by legislative enactment. By the end of the decade Connecticut, Nebraska, and Pennsylvania had followed suit. By 1894, 23 other states had adopted the holiday in honor of workers, and on June 28 of that year, Congress passed an act making the first Monday in September of each year a legal holiday in the District of Columbia and the territories.

Founder of Labor Day

 

More than 100 years after the first Labor Day observance, there is still some doubt as to who first proposed the holiday for workers.

Some records show that Peter J. McGuire, general secretary of the Brotherhood of Carpenters and Joiners and a cofounder of the American Federation of Labor, was first in suggesting a day to honor those “who from rude nature have delved and carved all the grandeur we behold.”

But Peter McGuire’s place in Labor Day history has not gone unchallenged. Many believe that Matthew Maguire, a machinist, not Peter McGuire, founded the holiday. Recent research seems to support the contention that Matthew Maguire, later the secretary of Local 344 of the International Association of Machinists in Paterson, N.J., proposed the holiday in 1882 while serving as secretary of the Central Labor Union in New York. What is clear is that the Central Labor Union adopted a Labor Day proposal and appointed a committee to plan a demonstration and picnic.

The First Labor Day

The first Labor Day holiday was celebrated on Tuesday, September 5, 1882, in New York City, in accordance with the plans of the Central Labor Union. The Central Labor Union held its second Labor Day holiday just a year later, on September 5, 1883.

In 1884 the first Monday in September was selected as the holiday, as originally proposed, and the Central Labor Union urged similar organizations in other cities to follow the example of New York and celebrate a “workingmen’s holiday” on that date. The idea spread with the growth of labor organizations, and in 1885 Labor Day was celebrated in many industrial centers of the country.

A Nationwide Holiday

Women's Auxiliary Typographical UnionThe form that the observance and celebration of Labor Day should take was outlined in the first proposal of the holiday — a street parade to exhibit to the public “the strength and esprit de corps of the trade and labor organizations” of the community, followed by a festival for the recreation and amusement of the workers and their families. This became the pattern for the celebrations of Labor Day. Speeches by prominent men and women were introduced later, as more emphasis was placed upon the economic and civic significance of the holiday. Still later, by a resolution of the American Federation of Labor convention of 1909, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the labor movement.

The character of the Labor Day celebration has undergone a change in recent years, especially in large industrial centers where mass displays and huge parades have proved a problem. This change, however, is more a shift in emphasis and medium of expression. Labor Day addresses by leading union officials, industrialists, educators, clerics and government officials are given wide coverage in newspapers, radio, and television.

The vital force of labor added materially to the highest standard of living and the greatest production the world has ever known and has brought us closer to the realization of our traditional ideals of economic and political democracy. It is appropriate, therefore, that the nation pay tribute on Labor Day to the creator of so much of the nation’s strength, freedom, and leadership — the American worker.

In most instances, this will result in much higher monthly or annual premiums. Instead, you should use the rebuilding cost of the property – i.e. how much it would cost to rebuild if it were destroyed by fire – when renewing or taking out a new buildings insurance policy. Related to this, most people actually underestimate the value of their belongings for contents insurance, so be sure to take your time with calculating how much it would cost to replace everything you own, including things like CDs, records, clothes and shoes, cushions and curtains, etc.

Selling Your Home

This is most obvious situation when you would need to know how much your property is worth. Keeping track of the value of your home over the years means you will not be disappointed or surprised if it turns out that your property is worth more or not worth as much as you thought. Hurricane Harvey – How DFW Residents Can Help the Victims

The city of Dallas this morning opened its “mega shelter” in the Kay Bailey Hutchison Convention Center to house evacuees from Hurricane Harvey. The shelter, which is prepared to house up to 5,000 people, is in the center’s parking garage.

In addition to city personnel, the shelter is supported by Red Cross DFW, Dallas County, Parkland Hospital, The Salvation Army, Children’s Hospital and other volunteer organizations, according to a news release from the city of Dallas.

North Texas residents interested in donating can drop items at the Trusted World drop-off center at 15660 N. Dallas Parkway, Dallas. The center is open for donations from 3 p.m. to 8 p.m.

Items accepted include:

  • new underwear
  • new socks
  • toiletries/hygiene products
  • pillows, pillow cases and blankets
  • towels and wash cloths
  • baby formula, wipes, bottles and diapers
  • Graco Pack n’ Plays for babies to sleep in

Collin County is referring residents who want to donate items to the Trusted World location; however, county officials are encouraging people to make financial donations to the Red Crossinstead. Those wanting to volunteer or donate blood are encouraged to reach out to the Red Cross as well.

According to Collin County Commissioner Susan Fletcher, nonprofit Grace Bridge is collection monetary donations and other essential items for the hurricane relief effort. Grace Bridge has collection sites in Frisco and Celina, and is teaming up with Prestonwood Baptist Church to offer two more drop-off locations:

  • Grace Bridge Distribution Center, 319 W. Walnut St., Celina
  • Grace Bridge Resale of Frisco, 9380 Prestmont Place, Frisco
  • Prestonwood Baptist Church (Plano campus), 6901 W. Park Blvd., Plano
  • Prestonwood Baptist Church (north campus), 1001 Prosper Trail, Prosper

The National Videogame Museum is donating half of all admission sales Sept. 2 to the United Way of Greater Houston, according to a news release. The museum will donate a minimum of $2,500. Tickets are $12 (adults), $10 (children 10 and under, military, educators, seniors). 8004 N. Dallas Parkway, Frisco (inside the Frisco Discovery Center)

Help for furry friends

The SPCA of Texas is accepting hundreds of animals from Texas coastal shelters due to Harvey. Organization officials said they are in “desperate need” of towels, treats, toys and newspapers. SPCA has two drop-off locations, including one in McKinney:

    • 8411 Stacy Road, McKinney
    • 2400 Lone Star Drive, Dallas

The organization has also created a wish list on Amazon for other needed items.

Sports teams join the support effort

The Texas Rangers Double-A Minor League Baseball affiliate the Frisco RoughRiders are coordinating fundraising efforts through the Red Cross.

During the final homestand of the regular season, Aug. 29-Sept. 4, the RoughRiders are facing the Corpus Christi Hooks, which is the Double-A affiliate for the Houston Astros.

The RoughRiders Foundation will donate 10 percent from all sales at the Riders Outpost team storm as well as proceeds from special Pass the Boat activities during the games. A cash donation box will be placed in Section 104 and an auction of RoughRiders items will also take place online.

Updated: Because of the ongoing flooding in Houston, the Houston Texans shared The Ford Center at the Star in Frisco with the Cowboys for practices this week, according to the NFL.

The league on Monday announced the 7 p.m. Thursday preseason game between the Cowboys and the Texans was been moved from the Texans’ NRG Stadium to the Cowboys’ AT&T Stadium in Arlington. However, on Aug. 30, the Texans announced the game would be canceled altogether to allow Texans’ players and staff to travel back to Houston to be with their families in Houston as flood water receded from roadways.

The proceeds from ticket sales at the game were to be donated to hurricane relief efforts. Those who have already bought tickets can donate the money to the relief fund or ask for refunds through Ticketmaster.

The Texans have pledged a $1 million donation to the United Way of Houston’s flood relief fund, and the NFL Foundation is also donating $1 million.

The Texans’ J.J. Watt is raising money on YouCaring and had already raised more than $6.38 million as of 2:30 p.m. Aug. 30, according to the funding total on the website.

Opening it’s well decorated, colored coordinated doors at Legacy West is Frontgate, a premiere home furniture, decorating and accessory store that makes you realize your home really needs a make-over (even if it just had a make-over).   There’s such an array of styles and colors and styles that even if you don’t like decorating, just looking at the catalog will give ideas you didn’t even know you could have.

Let’s be frank, here.  We’re afraid to think what will happen when we go into the store!  Folks that have been following our journey of building our new home in the Villas at Legacy West know how we blew our budget in picking out finishes at the Britton Homes Design Gallery and sold our home of 17 years, only to put things in storage till our home is built.

We Were Framed at Legacy Villas

Do you know that excited feeling you get when you go up that very first hill on a roller coaster?  We’re talking about the point where, if you’re in the first row, you can see all the blue sky and scenery and at almost the same time, just how very far you’re about to fall.  It’s a thrilling combination of excitement and the realization that there’s no turning back now!  Well, if had to pick a name of this ride it would be, “We’re up!  We’re Down!  We’re Building a Home at Legacy Villas!”

Seriously, how do homes even get built?  There were so many people on our lot at once, there was barely room for the building materials!  Yet, they all worked together and very quickly and very efficiently completed the framing on our home.  The home that started less than a year ago as a concept now has a physical form.

You see for us, what we saw as of our home’s frame together isn’t exactly what the craftsman who are building it see.  The craftsmen working on our home see measurements (and they are good craftsmen,  you know the kind who always measure twice to cut once).  They see details and the tools needed to make the frame come together with perfect, mathematical precision. framed at legacy west britton homes

We’re picking out and rearranging furniture in our heads.  This is were we will be celebrating birthdays, anniversaries, picnics and great times with friends and family.  We’re already thinking of holiday decorations and it’s only August!!

As the walls go up, the house really starts to take shape!  What was once on a blueprint is being set up on our lot.  Soon, the craftsmen will lay out the electric in the house and add the pluming, the heating, the air conditioning, and so on, their minds are on the building process.  We’re thinking of how we’re going to love waking up in our incredible home in a place as fantastic as Legacy West.

A multitude of inspectors, engineers, city codes managers and Britton builders will check and double check the progress to make sure all details of the architectural drawings have been followed properly and they can put a ‘stamp of quality’ on what they’ve built.  We’re thinking of the time we’ll spend on our balcony, enjoying the sunrises and sunsets.

It’s the trust we have that the people who are making our concept home a reality that allows us to dream of what our life will be like living in the final product.  We know that if they need to, they’ll go back to the drawing board to correct any deficiencies or bad quality so we can stay on track for our goals.

Our journey, while it has been like a roller coaster ride, is one that we’re so happy to have embarked on.  We McCoys know, that soon, very soon, we’ll be handed the keys, moving in our furniture and placing a welcome mat on the front porch.
